August Update: How to keep a work/life balance + a real estate market update

I hope youโre taking full advantage of these last few weeks of summer! In July, I closed over $4 million in sales and this month has been just as busy so to keep that work/life balance Iโve been spending a lot of time out on my patio and even went to a few Tigerโs games with my husband Kyle. We love walking to the stadium and tried catching Miggyโs 500th home run, but didnโt get lucky on the times we wentโฆgood thing the stadium sausages make for a great cheat meal! ;) Where are the best new spots for date night?! In real estate news: Home prices notched a third week at single-digit pace after 50 consecutive weeks of growth in the double-digit range. This key buyer-friendly news is tempered by still record-high home prices. Additionally, data suggests that some of the apparent price moderation is due to a shift in whatโs selling now.
In July we saw an increase in smaller homes on the market and the typical asking price of 2,000 square foot single-family homes, a benchmark size, continues to advance at a double-digit rate.
For buyers: The good news is you may see more choices, particularly smaller homes for sale that are popular with first-time buyers.
For sellers: Although price growth has slowed, prices are still generally high. In other words, itโs still a good time to sell, and thatโs likely to mean more homes hitting the market.
Before signing with any agent or broker, be sure to step back and do a serious gut check-then focus on my 3-Eโs of client engagement:
1) EXPERT: Most of agents claim to be TOP PRODUCER in their bios or an expert of some sort ๐ but do they REALLY know what theyโre doing? Donโt just fall in love with the numbers or cool content thrown out there to wow you. Ask for specific examples of success.
2) EMPATHETIC: Itโs not about them itโs about YOU. It doesnโt matter how good they look in their power suits โare they actually listening to you? More importantly, do you get the sense they recognize what you expect and are willing to deliver? Will they be consistently available or interested in helping you refine your vision?
3) ETHICAL: Enough said! ;)
